> How buyers and sellers ask AI which agent to use, why listings alone do not win the answer, and what a brokerage's own site should publish.

Buyers and sellers now ask AI which agent knows their area and how to price, buy or sell. The listings are on the portals; the choice of agent is not. Attensira reads those answers every day, and its crew of AI agents drafts the local market and agent pages that get you named. You approve what ships.

## What does an AI answer say when a seller asks how the local market is moving?

The portals list the homes, but answers about the local market name brokerages whose own pages describe the area. The Writer drafts the neighbourhood page from your experience in Draft mode; prices and selling times wait for your approval.

- Buyer question: “how fast are homes selling in my area”

## Why do AI answers matter in real estate?

Property search happens on the portals, and in the US a listing marketed on your own website must go to the shared MLS within one business day. So listings do not set a brokerage apart. What still does is the agent, and the questions people ask an assistant about agents are about local knowledge, track record and how a sale is run.

- Your website triggers the MLS: A listing goes to the MLS within one business day of being marketed in public, so listings are not where you differ. Your area and agent pages are.
- Buyers still use agents: Buyers still choose an agent, so the question an assistant answers is who to hire here. That answer is the one to own.
- A market of small firms: Answers are local, not national. An agent page per area, naming the streets you cover and what you sold there, gives an assistant something specific to cite.

## What does a real reading look like?

The frames above are illustrations for a real estate business. This one is real: our own workspace, for a buyer question that names who is asking, “AI search visibility for agencies”. Engines built those answers from the sites in the chart and cited attensira.com in none of them. Your first reading looks the same, for your buyers’ questions: the sites to get onto, and where you stand.

## Where do you start?

The order the work usually goes in for a real estate business.

- Measured: Before and after each step, on the same questions
- Claims: Wait for your approval in every mode
- Unanswered approvals: Expire after 7 days, and nothing changes

[How approval works, in the docs](https://docs.attensira.com/agent/approval)

See whether AI names you for your area, then let the crew draft the neighbourhood pages.

## What does the crew do for a real estate business?

The crew reads the questions buyers and sellers ask, every day, and works on the pages that decide which agent is named. Anything stating a price, a statistic or a result waits for your approval.

- Area pages written from experience: The Writer drafts pages for the neighbourhoods you sell in, from facts your agents supply: what sells, how long it takes, what buyers ask. You approve every figure.
- Agent pages that answer 'who': Each agent's areas, property types and languages, stated plainly, so an assistant asked for an agent in a place has a page to name.
- Directories and review sites: When an answer leans on an agent directory or review site, the crew drafts the profile update or correction for you to send.
- Who is named instead: For each lost question, the Researcher names the agents and brokerages the answer chose and the pages it read.

## What should you check first?

A list to run against your own site and listings before any work starts.

- Run it against: Your site, and the listings and directories about you
- When: Before the first change ships

### What makes real estate hard

- Listing pages repeat the portal and say nothing about the agent.
- Area knowledge lives in agents' heads, not on the site.
- Agent profiles on directories and portals disagree with the brokerage site.

## Questions about AI visibility in real estate

### Does putting a listing on our own website trigger anything?

In the US, yes. NAR's Clear Cooperation Policy counts brokerage website displays as public marketing, and a publicly marketed listing must go to the MLS within one business day.

### If listings are on the portals, what is our site for?

The agent. Listings are shared, but 88% of buyers in NAR's 2025 report bought through an agent or broker. Pages about your areas and your agents are what an assistant can name you from.

### Is real estate a big-brand market in AI answers?

Less than most. Across about 499,000 US establishments, answers are about who knows this area, which a small brokerage can state better than a national one.

### Will Attensira publish prices or statistics for us?

Only after you approve them. New workspaces start in Draft, and anything stating a price, a number or a competitor's name waits for your yes in every mode.

### Is pricing different for real estate?

No. Every industry uses the same plans and credits; the crew spends credits as it works, up to the monthly budget you set.
